Before you can begin the process of buying or selling your home, you need to get said home ‘appraised’. Home appraisals will differ in both type and value; it is essential that you chose the correct home appraisal and that you chose one in your price range.
So what does ‘home appraisal’ really imply?
Basically, it entails an educated guess of the value of your home in comparison to the other properties in the area who are similar. The suggested value of your home will be different when you use different types of appraisals and who does it. This is very important, as this will determine the price you will either receive (when selling) or that you yourself will have to pay (when buying).
Professional home appraisers would be the obvious first type of home appraisal. This is, as expected, the highest quality of appraisal, but also the most expensive. The hired appraiser will usually need a few hours in your home to take measurements and notes. They will then write you a detailed report of the home value that he/she has estimated. Normally, this report will include comparisons to other homes in the neighborhood. This is easily the most costly method of getting your home appraised.
Online home appraisal is another option. Several websites offer free home appraisal, and just use data that has been made public to generate an estimated value for your home.
All these sites require to do is enter the address of the property you wish to have appraised (be it a prospective buy or sell) and you will be provided with an estimated value in mere seconds. This estimate, even though it will not be accepted by loan companies, can give you a good starting point when finding the rough value of your home. Since these estimates are free, but not necessarily accurate, it is a good idea to get an estimate from many different websites and average them out to get a truer value for your home.
